The Ocean House
Historic Reconstruction

The original 1868 Ocean House was one of the grand hotels of the Victorian era.

In 2005, Odeh Engineers was hired to study the feasibility of restoring the original building. After discovering major deficiencies that made this goal impossible, the decision was made to build a new, historically accurate replica that would recapture the former glory of the hotel in a modern, world-class facility.

The new Ocean House was conceived as a year-round resort with a restaurant, terraces with ocean views, a bar with casual dining, indoor/outdoor pool, banquet and meeting spaces, spa and fitness center, 49 hotel rooms, 21 residential suites, and underground parking.

Design Innovation
  • Upper levels were constructed using the Girder-Slab™ system of precast concrete planks with composite steel “dissymmetric” beams and wide flange columns
  • A major transfer level was created above the main lobby of the hotel to transition between the two floor framing systems.
  • The historic mansard roof profile of the original hotel was reconstructed using welded, bent tubular steel frames with metal roof deck.
  • New bell-shaped cupola roofs, a signature of the new North wing, were designed using tubular steel frames with a tension ring.
